Full turnkey, D&B Commercial Fit-out (Cat A & B offices)

An opportunity to join a small commercial fit-out business in their 30th year trading. They are projecting to turnover upwards of £10m this financial year hence the vacancy in preperation for the pipeline of work. You'll be joining a company with serious intentions to grow and you will be an integral part of that growth from early on.

For this company it's all about the personal touch and that's why all their business is repeat. Specifically they work in commercial fit-out sectors including: warehouses, offices and education. Working for end-users, surveyors and consultancies.

It's a very relaxed environment to work in and you will have autonomy to fulfill the role detailed below.

The Role

Projects are all full turnkey commercial fit-outs; ranging in value from £100k - £1m.

You role would be managing multiple concurrent projects from cradle to grave. You would be required to support in estimating, procurement, scoping & surveying sites, client liaison, project delivery through to handover and aftercare.

General duties will include:

Attend project tender interviews
Produce tender documentation such as tender programmes and method statements
Review and comment on Contract documentation
Produce project protocol documentation
Arrange and chair internal project kick off meetings ensuring all aspects of the business are briefed on the details of the project
Production of Construction Phase Plan
Arrange and chair subcontractor and client meetings
Record meeting minutes
Briefing of CAD and production teams to ensure drawings are produced to specification and budget
Review and approval of all drawings to ensure accuracy before issuing to client team
Manage the project commercials on a daily basis
Assessment of sub contractor packages and negotiating, ensuring best possible commercial and programme packages are achieved
Development of project programme from tender programme to fully functioning project programme
Compile and issue Sub-Contract order documents
Set up and manage the project cost / value reporting document (CVR)
Identify and maximise cost changes throughout the contract
Extension of Time (EOT) claims
Value subcontractor applications and produce / issue payment certificates
Produce / issue project valuations
Agree variation costs with both clients and subcontractors
Agree final accounts with both clients and subcontractors
Ability to lead a project team throughout the course of the contract
Sourcing of a Site Management team for relevant projectsSourcing of a site team for relevant projects
Regular site visits to assess progress and liaise closely with site team
Production of O&M manuals
