One off custom built split level two storey detached house, set in a landscaped plot of 0.15 acre, having a south west facing principal garden and offering garage, parking and versatile accommodation
Comment From Robert Reed Of Gascoigne Halman
Is this a luxurious detached bungalow or a flexible two storey detached house? Well the good news, it can be either, depending on what you want it to be!
The back story is interesting, having been custom built in 2012 to an excellent standard, specification and design and never having been sold since.
In many ways, the design was a long way ahead of its time, with an emphasis on light, bright rooms, attention to detail and flexibility of layout.
The unquestionable highlight is the living dining room which extends to over 27 feet in length, overlooks the south west facing landscaped garden, has roof lights, and bi fold doors. It is the hub of the home.
There is also at ground floor level a superbly designed kitchen, separate utility room, cloakroom, access to the integral garage and a fantastic bedroom with en suite shower room, walk in wardrobe and further fitted wardrobes. So, if you want this home to be a bungalow, you can forget about the upstairs and you will have you need.
If though you need extra space, at first floor level there are two double bedrooms and family bathroom, which has been only used occasionally since being installed and is in particularly good order. Overall there is 1792 square feet including the garage.
Externally there is off road parking, integral garage and a superbly landscaped garden with extensive Indian stone patios and well stocked beds and borders, with the overall design aiming to minimise undue maintenance.
This is a home with a great atmosphere and well worth viewing. There is nothing quite like it at present for sale.
For a personal description of the property or to arrange a viewing, please contact myself or a member of the team at the Tarporley office.
Accommodation And Dimensions
As detailed on the floorplan.
Location
Kelsall is an extremely popular semi-rural Cheshire village that combines a central location, excellent day-to-day amenities and a superb position amidst some of Cheshire's most picturesque countryside.
Within the village there is a large Co-operative convenience store, a renowned village butcher, pharmacist, ladies hairdresser and hugely popular coffee shop. More over there is an active community hall, Doctors surgery, Vets practice, well attended Parish Church and Methodist chapel.
Recreationally Kelsall features tennis courts, playing fields with specialist children's play area and a wonderful collection of walking routes in the surrounding countryside, especially the well-known sandstone trail. The area as a whole has access to glorious countryside and places of significant interest that include ancient castles, boating facilities on nearby canals and the outstanding Delamere Forest.
There are a number of pubs in the village, but worthy of particular attention is that in recent times Brunning & Price have completed their full refurbishment of the pub in the centre of the village, The Morris Dancer. This outstanding public house/restaurant has already been met with wide acclaim and is worthy of inspection along with The Boot Inn, famous to all locals for the amazing homemade pies! There is also the Farmers Arms and Royal Oak.
