The room is in a shared house built 1805 of 440 square metres internal floor area set in peaceful and secluded grounds within the dale (with 180 metres of river frontage) beside the beautiful village of Long Melford.
The property benefits from off street parking, gas central heating (the boiler is newish) and a fruitful apple and pear orchard.
The £730 per month room (+£60 per month for a couple to cover increased power usage and wear and tear) is the 4.9 m x 4.0 m bedroom on the first floor (of the plan view). There is an alternative room available, the Commodore's Cabin (see plan view the 6.2 m by 5.2 m bedroom). The Commodore's cabin is also on the first floor, has an en suite and is provided with natural light on two axes (£900 per month +£60 per month for a couple).
Breaking the bills down (for your information) and amortising between a putative six inhabitants the council tax comes to £60 per month, the water bill £8 per month, the power bill circa £140 per month, £10 for the (radio) internet, £5 for the (ground) internet and £50 for gardening, being £273 per lodger for all the bills. The property is peradventure shared with a forty something lady entrepreneur, a thirty something website designing gentleman entrepreneur who performs gymnastics in the (waterless) swimming pool, a sixty something gentleman online games (Bull Run or Manassas 1861 advertising due to begin in March 2024), and hopefully, Time Machine inventor-landlord (M.A. Cantab), a forty something Kiwi (Orthodox) Reverend Doctor software-engineer-priest-lawyer (who is actually resident in the Old Garage) but is often to be found, in the atrium, thrashing the landlord at a game of Korea, the thirty something, horticulturally inspired, World of War Hammer modeller (who was once observed running at a whistling speed round the sides of the swimming pool in defiance of the law of gravity) a thirty something performer-casual worker of private means, a fifty something earth worshiping (!) care-worker-sage and from time to time particular friends of the aforementioned six (the landlord being, naturally, friendless!) without whom the collective would be incomplete. As for those who think the world is going to Hades in a hand basket, who are more worried about global warming and overpopulation than the coming ice age and underpopulation, who would wisely decline to lay down their life for private property rights being extended to the asteroid belt and Mars or who simply like to party they would be more than welcome to put their case to a sceptical audience (which might include a majority of sympathisers).
