Our Seller Says:
"We were first time buyers & knew we wanted to stay in West Calder as it’s the ideal location for commuting to both Edinburgh and Glasgow with the train station just 10 minutes walk away. This house is in an ideal location just off the Main Street for access to all the shops, takeaways, and cafes whilst still being in a quiet street. We love the blend of old & new decor & the character it adds to the house. From the slate feature wall & white gloss kitchen to the stained glass door, high ceilings, and open fire. Our favourite room is the open plan living space with all the natural light it’s the perfect place to relax and enjoy the sunshine but also an ideal space for entertaining. We’ve made so many memories in our first home together and will definitely miss living here but it’s time for a new adventure!"
To the front lies a walled garden alongside a neatly monoblocked driveway with parking for two cars, giving a pleasing aesthetic.
Entrance is through a deep glazed vestibule with tiled flooring, and a delightful stained glass door design which opens into the hallway. The entrance hall offers a solid wood staircase to the first floor and under stair storage, offset by handsome wood flooring that connects seamlessly to the lounge/dining/kitchen at the rear.
Off the entrance is the ground floor bedroom which the current owners use as a separate reception room. This room enjoys traditional features such as a large bay window and high ceiling with exquisite cornicing, highlighted perfectly by tasteful decor and hardwood flooring. The built-in cupboard offers welcome storage, with excellent floor space for free-standing furnishings.
Undoubtedly the heart of the home, the extension to the rear incorporates a free-flowing open plan lounge, dining room and high end kitchen, which is ideally set out for sociable get-togethers with family and friends. The lounge is accompanied by an elegant working fireplace with intricate carved hearth and a cast iron radiator, perfect to cosy in on a cold winter's evening and watch the embers flicker. Brimming with light and space, the beautifully appointed dining kitchen to the rear is elevated by a vaulted ceiling with Velux windows and patio doors to the garden, ensuring a contemporary space to savour long dinners. The kitchen is well fitted with a full selection of glossy white base and wall units and contrasting dark grey work surface which is complemented in the tiling detail to the splashback. There are integrated appliances of a double oven, gas hob, hood and dishwasher, fridge/freezer and washing machine.
Leading upstairs, the main bedroom is spacious and characterised by a large window to the front of the home and styled in a modern palette, with soft fitted carpet. Excellent storage is provided in fitted sliding wardrobes with mirrored and opaque panelling. The second double bedroom is a great size, dressed in dove grey tones and a quiet rear garden outlook. Completing the first floor is the family bathroom that is immaculate in presentation with luxury tile effect panelling detail and fitted with a 3 piece suite of a shaped bath with overhead mains rainfall shower, WC and corner vanity unit with counter-top basin.
Finishing the property is the low-maintenance private rear garden that is fully walled forming a charming suntrap for summer. Featuring a smartly stone-chipped section alongside a smooth sandstone patio area, perfect for family barbecues. There is also a stone built shed providing garden storage.
