Frontage onto Montrose Basin
Description
Rossmere Lodge occupies a most unique and very enviable position on the southern edge of Montrose Basin and enjoys fabulous views. It sits well within its own extensive gardens and grounds, which lead down to the basin itself. Rossmere Lodge has its own hide, to make the most of the exceptional bird watching opportunities. It is an attractive house which was built some 30 years ago, by the sellers family. This is, therefore, the first time it has been offered for sale. Harled with a tiled roof it is a comfortable and well presented home, with accommodation arranged over two floors. The two reception rooms and the two main bedrooms make the most of its position and views. The principal bedroom has a balcony while the reception rooms have French doors linking to the gardens. The house is fully double glazed with a new boiler fitted in 2020, yet feels traditional with features such as cornices in the hallway and reception rooms.
The drive leads down to the house where there is tarred and block paved parking. A wooden front door opens to an entrance vestibule with an inner partially glazed door to a welcoming hallway with useful hanging and storage cupboards and stairs to the first floor. Off this is the double aspect sitting room which has French doors to the garden, views over the basin, and three wall lights. The adjacent dining room is also double aspect with French doors to the garden, so making the most of the views. There is a useful downstairs partially tiled WC with washbasin and understair storage cupboard. The well appointed kitchen has wall and floor units with tiled splashbacks and sink. Appliances include a Sovereign gas hob and oven/grill, New World dishwasher and an LG fridge/freezer with water and ice dispenser. There is ample space for informal dining. Beyond is a utility room, again with fitted units with a sink and Hotpoint washing machine, along with a back door. The integral garage has an auto up and over door, Worcester oil fired boiler, power and light, together with a sauna cubicle.
The first floor landing has a storage cupboard, as well as a hatch with an attic ladder to floored roof space. Bedroom one has built in wardrobes while the partially tiled family bathroom has a bath with shower, washbasin with vanity unit and a WC. The principal bedroom has a balcony to enjoy the views, built in wardrobes and a tiled en suite with shower, washbasin and WC. Bedroom three is double aspect and has a fitted wardrobe. Adjacent is bedroom four.
There were a number of former mills at the small hamlet of Rossie Mills, and a burn, formerly the mill lade outlet, runs through the lower part of the garden to the basin. The extensive grounds are mainly grassed with mixed conifer and hardwood trees. In front of the house are gravelled seating areas and the site of a former greenhouse. Just back from the foreshore is the wooden bird watching hide, with a double glazed picture window, power, light and a Dimplex heater. As such it is ideal in both summer and winter.
Location
Rossmere Lodge is very enviably situated on the southern shore of Montrose Basin, with fabulous views over the basin and to the hills beyond. Montrose Basin is a surrounded tidal basin which is a renowned wildlife habitat and nature reserve. It is home to a fascinating variety of wildlife, particularly migrating birds including large numbers of duck and geese. The River South Esk flows into the basin and on into the North Sea and the basin, famed for its spectacular sunsets, is ever-changing with tidal flows. The surrounding countryside is mainly rolling farmland and to the north and inland lie the Angus glens which form the foothills of the Grampian Mountains. The coastline around Montrose comprises sandy bays and red sandstone cliffs. As well as the beach at Montrose, there are popular beaches at St Cyrus and Lunan Bay.
There is a primary school in nearby Ferryden. Montrose offers primary and secondary education, a wide range of shopping, together with leisure facilities at the new sports centre and swimming pool. There is also a cinema. Independent schools in the area include Lathallan (Johnshaven), the High School of Dundee and those in Aberdeen, with pupils catching trains from the station to either Aberdeen or Dundee. There is a bus service from Montrose to Lathallan. Golf courses in the area include Montrose, Edzell and the championship course at Carnoustie. Fishing can be taken on the nearby rivers North and South Esk, while sea fishing is also available locally.
The A92 coast road runs from Stonehaven to Dundee via Montrose and Arbroath, while inland the A90 dual carriageway runs north from Dundee to Aberdeen. The cities of Aberdeen and Dundee are easily reached, and provide all the services expected of major centres. Journey times to Aberdeen and Aberdeen Airport have been reduced by the Western Peripheral Route. Montrose is served by the East Coast railway line with regular services to Aberdeen and to the south, including a sleeper service to London. Aberdeen Airport has a range of domestic and European services and there are flights from Dundee to London.
