A rare and superb opportunity to purchase a slice of history in the heart of the glorious Mid-Wales countryside! Tydabuan is situated in an elevated location with outstanding southerly views to the Eppynt Hills both from the house and from the land. At present, the house provides three bedroom character accommodation in an excellent location. In 2006 planning permission was granted for conversion of the Byre to a dwelling or to provide additional accommodation, including a first floor open-plan south-facing studio, however this has now lapsed. The house, barn and land provide scope for a variety of buyers including those looking for a character family home in an idyllic setting, those seeking a home with potential for income or purchasers seeking a property suitable for equestrian use.
Internally, the accommodation briefly comprises an enclosed porch which gives access into the main reception room, with Inglenook fireplace housing a woodburning stove, galley kitchen with additional entrance door, rear study and downstairs bathroom. On the first floor are three bedrooms, two of which are doubles and a large single, as well as a WC and wash hand basin.
The outbuildings are attached to the house and the main area is subdivided into cow stalls, a manger and pens with partial concrete and stone flooring, and various door openings to the front. There is also a workshop, cattle shed and goat shed which leads directly out to the land to the rear. The first floor is more open, and comprises a loft store and hay loft. The barns themselves do require attention, but would be ideal for conversion to additional living accommodation to compliment the main house or as a separate self-contained accommodation for letting purposes or extended family. Just up the lane is a detached stone built car port, originally a granary, and there is plenty of parking on an area of hardstanding opposite the house.
The land is mainly to the rear of the property, and this area boasts a pasture field of approximately three and a half acres, which is gently sloping and ideal for the keeping of livestock and ponies. From the top of the field, the views are even better than from the house, including far reaching views to the Eppynt. To the side of the house is a lovely kitchen garden and small orchard, and there is an additional portion of garden next to the parking area.
Situated on a no through road only leading to one other property, this excellent home in idyllic location must be viewed to be appreciated in full!
Telephone & Broadband: Telephone- subject to BT transfer regulations. According to the property has a broadband speed of: 25.25 Mbps (average speed of Mbps).
Please note you should always confirm this by speaking to the specific provider you would like to use. This is for guidance only.
The property is positioned in the countryside a couple of miles outside the village of Newbridge-on-Wye which is located roughly in the middle of Wales, and lies 7.1 miles south of Rhayader. The main road running through the village is the A470, running from Rhayader to the north and Builth Wells to the south. The B4358 also passes through the village; it runs from Beulah in the west through to Llandrindod Wells in the east. This road system is useful for commuters traveling from west and north-west Wales to areas in the south. Newbridge-on-Wye was historically a stop off point for drovers, who moved livestock from place to place. Newbridge-on-Wye proved to be an ideal location for drovers to stop and rest because it afforded a safe crossing-point on the river Wye. This led to a settlement forming, including a large number of pubs. This fact is celebrated by the statue of a drover on the village green. Newbridge-on-Wye also sited a railway station on the Mid-Wales Railway, until its closure on December 31,1962. The site of the station is now occupied by a housing estate, although the old railway bridge still remains.

- Three bedroom former farmstead
- Approximately 3.5 acres of gardens and grounds
- Range of outbuildings with lapsed planning permissions
- Outstanding southerly views
- Orchard, detached car port and parking
- Peaceful location a couple of miles from Newbridge on Wye
- Energy performance certificate - F
- Council tax band 'E''
- Viewings highly recommended to appreciate in full
