The Council are seeking offers to lease the ground floor commercial unit within the North Pier harbour building, Oban.
This modern waterside building, served by a public car park (pay & display), is close to the main traffic routes and retail areas and was opened in 2018. It houses the Harbour Master’s office plus facilities for users of the nearby pontoons, and is adjacent to well-known local establishments such as the Columba Hotel and Ee-Usk and Piazza restaurants.
The subjects comprise a single open room, with its own WC & sink accessed via small lobby area, with a glazed return frontage to the public car park. Total gross internal area extends to circa 37 sq.m.
Signage
Any signage will be subject to Landlord’s advance approval. Signage may be possible at either gable end of the building, but this will be subject to specific formats / fixings and a separate fee arrangement (plus possible assessment for Business Rates).

Parking is within lined bays only on payment of appropriate fee, and no loading / unloading is permitted
Planning
We understand that the planning permission for the unit is for commercial and office space, and Class 1 retail falls within the definition of commercial use. Interested parties are advised to make their own enquiries as to their proposed use of the unit in advance of submitting an offer.

Rates

Lease basis
The tenant will be responsible for internal maintenance, repairs and insuring (including the plate glass). The landlord will insure the building, and re-charge an apportioned premium for the unit to the tenant. Rent will include reasonable electricity and heating use, and the tenant will be obliged to allow the landlord reasonable access for inspection / maintenance of building services.
