Directions
From the village of Down Thomas, proceed in a westerly direction along Manor Bourne Road leading to the Andurn Estate for approximately 150 yards and the land will be found on the right hand side.
Alternatively, upon entering Down Thomas, proceed in a westerly direction along Bovisand Lane (this abutting the northern boundary of the land) for approximately 0.5 miles towards Bovisand Bay, and the land will be found on the left hand side.
Situation
The land is situated on the edge of the village of Down Thomas in the South Hams area of South Devon and within the South Devon National Landscape.
The village of Wembury is about 2.5 miles to the south-west while the A38 dual carriageway expressway, connecting to the M5 motorway and national road network is approximately 5.5 miles to the north-east and the city of Plymouth is about 4 miles to the north.
Description
This represents a rare opportunity to acquire a block of agricultural land in this location with the most spectacular coastal views, all in a ring fence and with access off two adjoining council roads.
Extending to a total of some 77.55 acres (31.38 hectares) in all and available for sale as a whole or in a combination of lots, as may suit buyer’s requirements.
By reference to the site plan and dealing with each lot in turn:- lot 3 – 9.13 acres (3.69 hectares) of bare permanent pasture (shaded green).
In the event that Lot 3 is sold as a separate lot, a width of approximately 5 metres running parallel to the roadside hedge in field 7394, will be fenced off by the seller (within four weeks following legal completion) to allow the purchaser of Lots 3 and 5 to gain access to these respective lots.
This fenced off strip of land to belong to the buyer of Lot 3 and they will be required to allow the purchaser of Lot 5 over this area in order for them to gain access to Lot 3.
This land is currently down to permanent grass but offers the potential for use as a pony paddock/ livestock grazing/ general recreational/amenity use (subject to gaining the necessary planning consent).
The land is predominantly of a gentle gradient with north facing slopes and at the current time there is no water supply to this lot, but see ‘Water’ below.
Water supply
A metered mains water supply (WM1 on the plan shows the approximate location of the meter) and is available to Lot 1.
In the event that Lot 2 is sold as a separate lot, the seller reserves the right to connect into this supply to lay an underground pipe across Lot 1 to connect to a water trough in Lot 2. A sub-meter would also be installed by the seller, this work to be done within four weeks following legal completion.
The buyer of Lot 1 will be responsible for issuing invoices to the buyer of Lot 2 on a quarterly basis at the prevailing South West Water rates for water they have consumed by reference to the sub-meter readings taken.
A further mains metered water supply (WM2 on the plan) show the approximate location of this meter and is currently connected to a water trough on the south boundary of sx 4949 7394.
The supply to this trough will be disconnected from but then supply Lot 3 and Lot 5 (assuming they sell as separate lots).
The seller will undertake to supply and install all the necessary underground pipework, water troughs and sub-meters as required to facilitate this.
Boundary ownership
In the event the land is sold in separate lots, the ownership of the boundaries will be shared between the parties as shown by the ‘T’ markings on the plan.
Hedgebanks
In the event the land is sold in separate lots, then any existing large gaps in the hedgebanks (which are not currently gateways) will be fenced off by the seller with a standard agricultural stock-proof fence within four weeks following legal completion.
Basic payment scheme
The land is registered with the Rural Payments Agency for the Basic Payment Scheme, however no entitlements are included with the sale. Any 'De-Linked' monies will remain with the vendor of the land.
Environmental stewardship
This land is not subject to any Environmental or Countryside Stewardship schemes.
Tenure
The land is being offered on a freehold basis with vacant possession being available on legal completion.
Public rights of way
There are no public rights of way across the land as far are known.

The Land at Down Thomas is being offered for sale by Informal Tender (unless sold prior) with a closing date of 17 April 2024. Tender forms are available on request from the Sole Selling Agent.
All tenders must be submitted to 62 Fore Street, Kingsbridge, TQ7 1PP in an envelope clearly marked 'Land at Down Thomas’.
The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
Buyer(s) will be required to exchange contracts within six weeks of their solicitor receiving a draft contract.
