The land at Oldyleiper is situated just 3 miles south east of Aboyne and 9 miles west of Banchory. The A90 awpr (via Milltimber Junction) is located approximately 20 miles east.

From Aboyne, take Bridgeview Road towards the B976 and turn left at the junction signposted Ballogie. Continue on the B976 for 2.6 miles turning right, signposted Birse Church and continue to pass the church and take a left at the junction. Description
The land at Oldyleiper is located in a productive agricultural part of Deeside with good roadside access sitting adjacent a minor road linking onto the B976, B993 and A93 towards Aberdeen. The land comprises 4 field enclosures, currently in grass. The fields are well fenced and stock-proof with access to water. The land is classified as grades 3(2) and 4(2) by the James Hutton Institute. The land is currently down to grass providing good grazing, however, has produced some cereal crops in the past. The land is not included within a Nitrate Vulnerable Zone.
It is thought that parts of Field 1 may be deemed suitable for some residential development subject to obtaining the necessary local authority consents. Field 1, hatched blue on the sale plan, is being sold subject to an obligation from the purchaser (and successors in Title) in favour of the seller, to pay 50% of the uplift in value occurring as a result of any non-agricultural planning permission granted in the period of 20 years from completion of sale.
