Four Bedroom Detached Victorian Home, On Just Over 1.3 Acres.
Sellers View
We have lived at these premises for 34 years but have known the property personally for 52 years. The house is approximately 150 years old, it has large rooms with high ceilings, and would make a lovely family home. The annexe is detached from the main house and would be great for a teenager or an older relative. They are only next door, yet have complete independence. There are plans passed for another bungalow to be build on the plot, maybe for another family member.
The surroundings are quite peaceful, looking out on to large lawns front and rear. Our property is a haven for wildlife. There are at least 15 different species of bird that frequent the large old yew tree at the rear of the property. We also have a pair of buzzards who normally nest in the oak trees (I feed these) and there are a pair of kites (I feed these as well). We also have deer passing through and a resident muntjac at the top of the garden. Night time brings foxes, hedgehogs & hooting owls in the oak tree. And yes, I feed these as well! We also see many other species of animal from time to time.
The train station is in easy reach and we are on a bus route (just stand by the side of the road and the bus stops). There is an infant/junior school in the village and there is a bakery and a pub. A 10 minute drive is the famous Roman Wall which affords some lovely walks on, through and round the wall. Also there is the amphitheatre which again is quite interesting. There are also pleasant walks though farmland to the rear of the house and another short drive brings you to the Vyne House with lovely walks through the woodland.
In Sheffield on London there is a little shop with the best meat around, the have their own butchery. Its also been so handy living near Tadley as it boasts a swimming pool, gyms, a Sainsbury’s and a Lidl, amongst others.
We will be very sad to say goodbye to this house, but its now time for a new family to call it home. The only reason we are moving is because the house is too big for us now, we will be downsizing to something more manageable.
The Agents View
I absolutely love this place! The house is full of character and the plot offers great versatility and an abundance of nature. I'd absolutely love the opportunity to make this property my own. With some love and attention and a thirst for renovation and design, the new owners of this property really could make this a beautiful family home.
The ground floor offers you a 35ft living room with a brick built period fireplace and a more recent addition of a log burner. The fireplace still houses the original Victorian bread oven. The dining room is a great size for entertaining and has a further original fireplace. The kitchen/breakfast room is fitted with a traditional shaker style kitchen and boasts a range oven and double butler sinks. There is still plenty of room for a table and chairs big enough for the whole family to enjoy meals around. Doors from the kitchen lead you to the utility room, WC and boot/boiler room. There is a large conservatory measuring 17ft x 14ft which is accessed through double doors from the kitchen. When the footings for the conservatory were being built, one of the builders put their foot through the brick dome, which was built many years ago to cap the old well. Rather than fill it in, the owners decided to make it a feature and had a new wellhead built above it, saving this piece of the homes history.
On the first floor, you have four great sized double bedrooms, two of which have dual aspect windows giving views over the gardens and neighbouring countryside. The family bathroom was refitted about 10 years ago and there is also a separate shower room which was updated at the same time.
The detached annexe offers you the opportunity to have loved ones close by, or used as a business opportunity to rent out. The current owners have done both over the years. It has a 22ft long reception room, modern kitchen, shower room, double bedroom and a lean to conservatory.
The plot is quite sizeable at just over 1.3 acres. The more traditional garden area at the easterly end of the plot has a large lawn, patio and pergola. The pergola could be used as a dining area away from the sun, or would easily house a hot tub if you were so inclined. The westerly part of the plot is more rugged with a beautiful canopy of trees and a hard standing which one housed a large horse box. There is also a yard area to the north of the plot where you find the triple garage. The owners turned one of the end garages into an office, however you could quite easily revert it back to its original state. Opposite the annexe there is a beautifully constructed oak built double garage which easily houses two modern cars. Finally there is a large shed which would easily accommodate a ride on mower and all of the tools necessary to look after this beautiful piece of land.
The current owners have gained planing permission to build a 2 bedroom bungalow on west side of the plot. An endeavour they no longer wish to proceed with, but they would like for people to know its an option. The owners wish to sell their property in a single transaction, so will not entertain any discussions regarding the sale of the development land alone. The planning permission has recently been extended and is roughly valid for 3 years from now.
